Dating for 5 months and she never told you before now? I wouldn't stick around. Nothing against trans people but I'm not into that and I'd be very mad if that was hidden from me causing me to waste 5 months of my life.
It should be communicated a lot sooner then that, not in-person for safety reasons OR over text for proof for the AH's that would out them but a call to tell them once things start to get serious is safe and let's everyone do what's right for them ASAP

There’s no good out come from what you want to do. Just talk to him. If he’s being honest and finds out you went behind his back to talk to her I can’t image he’ll be happy. Similarly if he is still sleeping with her talking to her won’t a give you a better answer.

What if you never grow up, and spend your whole life thinking it’s ok for your parents to harrass your partners into doing/being something that they think your partner should do or be? What if you never learn that a dude you fall for might have some aspect that makes them not The One for you, not compatible with your life / goals / dreams / whatever, and that you can’t harrass them into being what you want? That then you just have to call it quits and go search for another partner?

If my grown child recorded me having sex in my own home trying to make me not have sex, they'd be on the street in a heartbeat. Some lines you just don't cross. I'm not about to quit having sex with my wife, and a grown child can deal or move.
I'd suggest making a plan to move if it's an issue, and in the meantime buy some noise cancelling headphones for their loud moments.

With this line, you have set this squarely in the realm of “work friends hanging out”, as opposed to “date”. It would be really uncool to treat it as a date after saying that. If she actually doesn't want to date you, for whatever reason!, and you spring on her “surprise! it's actually a date!”, she is going to feel lured out under false pretenses.
You could certainly tell her a day or two afterward that you had fun hanging out, and you'd like to ask her on an actual date, and see what she says to that!
